Russkaya Gollandiya
Russkaya Gollandiya residential complex is planned to be developed on the land plot of 505 200 sq.m. (land function - residential land). The land plot is situated along the beautiful forest in Lomonosov district of Leningrad region, 1.5 km south of Petrodvorets, in close proximity to Shinkarsky pond and Shingarka river, which waters supply world-famous fountains of Petrodvorets. A modern, comfortable residential complex will include all the amenities and infrastructure such as shops, pharmacy, medical center, bank offices, post offices, service center, kindergartens, playgrounds, cafes, restaurants etc.
The land plot is easily accessed from the city along St. Petersburg highway through Strelna and Peterhof. After the opening of St. Petersburg Ring Road south-western section in 2010, transport accessibility will become many times better considering that the distance from the site to the Ring Road junction is about 500 meters.
Concept of site design plan was worked out by Stijlgroep, a famous Dutch landscape and urban design firm. The site design plan was the Leningrad region Committee for city planning and architecture. According to it, a water resevoir – canal passing through the whole complex parallel to the forest will be built. Approvals for land lease between the building area and Shingarka river for development of landscape park and water reservoir along the site borders are being obtained at the moment.
Based on the concept of Dutch architects, shareholders intentions and demand for small and inexpensive apartments in real estate market, the residential complex will consist of around 1300 Dutch-style townhouses of 100-150 sq.m. with small land plots as well as modern low-rise (up to 5 floors) houses with approximately 900 apartments of an average area of 60 sq.m.
The total residential area is about 220 000 sq.m.
